SPECIAL COUNCIL MEETING RECAP – 10/28/24
Assistant City Manager Aaron Adel provides a recap of the October 28 Special Meeting, where the main topic was the proposed Planned Development commonly referred to as the “Perry Property” or the “Toll Brothers” project located at the NE corner of Ridge Road and Heathland Crossing.
The revised PD application includes:
- 110 lots. The original application was for 115 lots.
- 21 acres of open space. Increased from 14 acres shown on the original application.
- 3,900 SF minimum home size. The original one-are concept plan included a minimum 3,200 SF home size.
- Proposed potable water well and water storage.
- An interior trail providing a connection from Ridge Road to White Road.
- A pocket park next to the south pond location and a dock at this pond.
- A second entrance on Ridge Road aligned with Lafayette Landing.
- A 30-ft landscape buffer with a new trail separate from the existing trail along the Ridge Road curb. The 30-ft landscape buffer is supplemented by an additional 20-ft landscape easement, further separating and screening the lots with rear yards oriented along Ridge Road.
- The developer has requested some modifications to the tree mitigation ordinance requirements.
